Let the Construction begin!
In trying to keep myself OFF of Facebook yet wanting to keep Friends and Family updated while we build our new house I have decided to start posting here. So Here goes.
MAY 2014
This whole thing started in May of 2014 when Pops and I started talking about getting adjoining properties so we could be closer and Kristine and I could look after Mom & Pops when they got a little older.
JULY 2014
By the 4th of July I found "THE PLACE"! It had two 2 Acre parcels right next to each other, one had a really nice house and the other was ready to build; so with that Mom & Pops made an offer, put their house in Beavercreek up for sale and instantly had an offer to buy, things were looking great until the owner of the two parcels decided they were not ready to sell. WHAT? Well I am a firm believer in Fate, the "Things happen for a reason". So with a pending offer on their house I set out again to find the perfect 2 parcel plot of land with one if not two homes. Within a week I had found a place but was unsure about presenting it to Kristine and the Family as I thought it may be too far from town; it was literally 9 Miles south of town to be exact. So with great hesitation I asked the Realtor to setup a showing, "No" she said, "I don't think it's what you or your parents want and since I am your parents realtor I cannot and will not set this up without their consent!" Oh really? OK So I give Mom a call and next thing you know we are all going out for a showing, now this is the fun part, neither the seller NOR the realtor realize that She, the seller is sitting on 13 acres that is TWO TAX LOTS! One 5.5 Acres and the other 7.5 Acres.
AUG - SEPT. 2014
So offer goes in, she accepts, Mom, Kristine, and Jennifer Fly to Paris in the Middle of Mom & Pops moving, they are Homeless for 2 weeks living in the Stagecoach Motel in town and Finally move in the 3rd week of September.
So now that Mom and Pops are in and settled Kristine and I set forth on buying the 7.5 Acre parcel from Mom & Pops, Easy, I filled out all of the Paperwork, Sign here, sign there, have it all notarized and record with the County. Sweet Kristine and I are now Landowners.
APRIL 2015
I wade through mountains of Paperwork in order to change the current zoning from Farmland / Timber to Residential. While most people who build on land have a consultant do the paperwork we chose to be cheap and do it ourselves, WOW what a process to say the least. I have spent a to of time at the County recorder's office having all of our paperwork recorded and then turned in to the County.
Long story short well worth it and I have learned so much.
May 2015
APPROVED
Clackamas County approved our zone change and may proceed with the home design.
While getting all of our paperwork in for the zone change Kristine and I were scouring the Internets looking for that one home design, well this too took so much longer than we initially anticipated but we found the one, so we thought. Took it to a local guy to have him draw it up to code for Oregon and BAM, totally changed the look of the house. Back to the Innerweb....
July 2015
June Dr goes on the Market.
Long story short, House sold by September and so it's off to live with Mom and Pops for what we thought would be 6 months. HA
November 2015
Moved in with Mom and Pops.
November 2016
Design finalized with our designer, off to Engineering, approved and off to our Builder for a build price.
Banker I was working with back in April decided to change Banks and NOT let me know that she was going to another Bank, That her now former employer was no longer doing Construction Loans; Yeah not cool, so now time to find another lender.
December 2016
Found a new lender, Build price agreed upon, Time to build right? NOPE. Loan could take up to 90 days to finalize.
February 2017
Permit with Clackamas County to Build APPROVED, PGE plans APPROVED, Loan finalized and are 3 days from signing and guess what? You still have a lien on your property from when Mom and Pops purchased their home and the two Lot's. Even though we Legally purchased the lot from them, initially got the OK from their lender, signed, Notarized, and recorded said documents releasing our property they still had not released the property.
April 24th 2017
Loan Closed, signed, done, good to go!
Now we Build, well sort of, now we wait for the Builder to get his crews scheduled, I'm tired can we just do this?
